TECHNICAL SPECIFICATIONS 

  1. GROUNDWORKS: General excavation and back filling with hardcore or gravel.
  2. FOUNDATIONS: According to the study of the Civil Engineer.
  3. MAIN STRUCTURE: Earthquake resistant reinforced concrete frame in accordance with local building regulations.
  4. BRICK WORK: External walls shall be 20cm thick terracotta perforated block work. The full wall width will include a damp proof course at the appropriate level. A 50 mm thick layer of interlocking polystyrene thermal insulation shall be bonded between the two walls. All internal partition walls shall be 10cm thick terracotta perforated bricks.
  5. ROOF: All sloping roofs will be first waterproofed and then 4cm of insulation will be applied prior to covering with clay roof tiles. The flat roofs will insulated the same way except the roof tiles.
  6. WALL FINISHES: All external and internal walls will receive three coats of sand and cement render to a smooth finish.
  7. CEILINGS: Spatula and 3 coats of emulsion paint
  8. WALL TILING: All walls to bathrooms shall be covered with tiles up to the height of 2.20m prime cost of EUR 14.00/m². In the kitchen, walls between high and low level cupboards will also be tiled at a prime cost of EUR 14.00/m².
  9. FLOOR TILING:
    1. Internal floors to ground and first floor shall be ceramic tiles, prime cost       EUR 14.00/m²
    2. Floors in the bathrooms shall be ceramic tiles. Prime cost EUR 14.00/m²
    3. The verandas shall be ceramic tiles, prime cost EUR 14.00/m²or Stone.

10.  ENTRANCE DOOR: Shall be aluminum or Solid wood.

11.  INTERNAL DOORS: All internal doors shall be MDF painted with 3 coats of oil paint, supported by wooden frames.

12.  EXTERNAL DOORS & WINDOWS: Aluminum double glazed. Provision for fly screens. Locks included. White color. Type of Aluminum MU 100 special for sliding MU 2000 for opening.

13.  WARDROBES & KITCHEN CUPBOARDS: All wardrobes in the bedrooms shown on the drawings shall be constructed of melamine internally and MDF external painted doors.. The kitchen cupboards as shown on the drawings will also the same way. Worktops shall be standard 3cm thick hard wearing melamine with choice of colours.

14.  SANITARY FITTINGS: Good quality fittings including mixer taps and shower attachments. Double stainless steel sinks with one draining board in the kitchen. Up to 2000 EUR.

15.  PLUMBING & DRAINAGE: Hot and Cold water will be distributed via a pressurized “pipe-in-pipe” system. The sewage drainage system will be a complete UPVC system, including manholes, all in accordance with the design drawings. In house drainage will be in UPVC pipe sized appropriately to the waste connections on the sinks, toilets etc.                                                                                                                                                                                                                                                     A one ton water storage tank will be provided. The hot water service will be via two solar panels located with their stainless steel storage tank. Two external taps with hose connection will also be fitted.

16.  PAINTING: All external walls shall receive 3 coats of cement paint, ie Sandtex or similar. All internal walls shall be painted with 3 coats of emulsion. Client’s choice. Bathroom ceilings shall be oil painted. Door frames shall be oil painted.

17.  ELECTRICAL INSTALLATION: The supply from the grid will be 2 phase. All switch and socket plates will be good quality MK type white plastic fittings. All external fittings will have the required protection from moisture. All wall and ceiling light positions will be left for connection, after the client has supplied the light fittings.

18.  TELEPHONE SYSTEM: A complete cable and jack plug plates system will be installed in accordance with the drawings. It will be terminated at a junction box. The supply of a telephone connection or telephones is not included.

19.  TELEVISION SYSTEM: We have allowed for the supply and installation of cables and aerial points for the reception of local and Satellite TV.

20.  AIR-CONDITIONING: Provisions only.

21.  CENTRAL HEATING: Provisions only.  

22.  POOL : As per contract.
